Hayes Barton was clean, tidy and well presented both internally and externally. A very friendly welcome from Jones with good information being passed on a guest handbook is available in your room with up-to-date information on local pubs and there are plenty of information leaflets available in the lobby

Hayes Barton is set in Shanklin and 15 minutes’ walk from this traditional seaside town’s lovely beaches. This guest house offers pleasant en suite rooms in a spacious 1850s villa with a garden. Looking onto the garden, rooms at Hayes Barton have attractive, lightly coloured décor. There are tea and coffee-making facilities, a TV and a private bathroom with free toiletries. This family-run property serves a varied evening menu which changes daily. Tea, coffee and chocolates are served in the lounge. The Isle of Wight is known for its pretty fishing villages, walking trails and beautiful scenery. Fishbourne and Ryde are within 25 minutes’ drive of the property and offer ferry connections to Portsmouth. Cowes’ ferries to Southampton depart from 13 miles away.

Hayes Barton is a family owned Guest House offering comfortable accommodation and home cooked Breakfast. It was built in 1856 although there have been extensions built on to since then. It has many quiet seating areas for you to enjoy including a secluded garden which has many lovely plants and shaded areas for you to relax.
Chris and I love running our guest house which we have been doing since 2001 and were delighted to have been awarded an AA Friendliest B&B, runner up in 2020, chosen from more than 20,000 B&Bs throughout the UK. We hope our guests enjoy staying in a quiet, friendly property where we endeavour to meet your requirements.
Shanklin is one of the larger towns on the Island but we are in a quiet neighbourhood which is part of the Old Shanklin Village conservation area. We are close to all amenities, many restaurants, bars, coffee shops and retail shops. There are convenient bus stops at the bottom of our road and the railway station between Shanklin and Ryde is a 15 minute walk from us although there is car parking at the station. We have lovely parks within walking distance and the beach is approximately 15 minutes walk. Please be aware, Shanklin is quite hilly although there is a cliff lift available close to the Old Village.
