Close to the centre with plenty of transport options, but if you want to walk from the centre to the accommodation it's also easy (we did this both days we were in town). The house is very spacious, ideal for groups (ours was 6 adults). The accommodation is clean and very comfortable. The host is very willing to help with any questions that may arise. It has an oven, so if you want to make pizzas and other quick meals you have that option. There are lots of shops (pubs, supermarkets, pharmacy, etc) within a few minutes' walk.

Unfortunately due to limitations of a lot of Edinburgh Victorian quirky properties, the apartment doesn't have the luxury of a large bathroom and as also the stairs to the loft are slightly steeper, and thus the property would not be suitable for individuals of limited mobility, although this is reflected in the rates as we are consistently amongst the cheapest between our 3 bedroom competitors who have 6 beds, and therefore like to offer good value to you despite Edinburghs escalating rates due to Edinburgh closing down more holiday lets each month . Furthermore if guests would prefer to park on residents parking space on Kirk Steet ,rather than parking 450 meters for free parking outside the control zone , we have obtained chargeable permits at just 2 pound per every 90 minutes ( 12 pound per day - week days 8.30am - 5.30pm only). The property has all the conveniences required as well as the following to enhance your stay : SuperFast Broadband Smart TV Dishwasher Washer dryer Hair dryers in each bedroom Cooking facilities - including microwave, coffee etc , Shower Gel Iron and board

---Newly Refurbished--- Just 1.5 miles from the centre , this rare private main door property within a peaceful cul-de-sac, yet located within the popular thriving Leith district, just a minute stroll to the new Tram and also many buses which travel all around Edinburgh. On your doorstep you have a complete diversity of Bars, Shops, cafes and various restaurants for all budgets (from Weatherspoons to Michelin star) and within reach of Leith attractions (Royal Yacht Britannia, Leith Shore etc.) The apartment is easily accessed from either airport , train and coach with direct tram link to “The Foot of the Walk “ stop just 2 minutes walk to the apartment . If driving, its free parking evening and weekends, otherwise free parking is available 450 meters away or option to park on Kirk street for 2 pound per hour ( 12 pound per day) . The Leith district of Edinburgh is particularly known for its diverse unique culture and community spirit where you will enjoy engaging in friendly Edinburgh locals . You can also still get good pub food at the top of the road for from under 6 pound as well as a decent pint for under 2 pound amongst the more expensive bars and Michelin star restaurants in Leith. Although next to the busy high street , guests also appreciate the benefit of restful sleep during the nocturnal hours, due to being in dead end quiet road , and therefore, unfortunately the property is not available to party groups, as such groups would be best suited to book right in the centre along with the stags/hens groups. This is in order to maintain our efforts to keep our licence whilst keeping favour with the local residents .

The Leith district of Edinburgh is voted "the second most popular neighbourhoods in Europe" and also "the best hangout spot in Scotland". Its particularly known for its diverse unique culture and community spirit where you will enjoy engaging in friendly Edinburgh locals rather than tourists. The property comfortably accommodates 6 guests, but the extra two single beds are for business guests who dont share the double beds and also for large families, who are predominantly looking for a good value property to keep costs down whilst staying in a quiet location for a restfull sleep. On the very rare occasion we have extended this to 10 for our family guests by facilitating the sofa bed but otherwise guests have the benefit of the lounge area remaining bed free . Please note : We have had a long term problem with dog fouling in on the gravelled area , and as a consequence , we have just recently installed an external camera as a deterrent. In addition to the museums and galleries in central Edinburgh, within the vicinity are : Playhouse Theatre Royal Mile Princess Street Edinburgh Castle George St and Princes Street Leith Shore Royal Yacht Britannia Ocean Terminal
